Vernacular Earth Building & Natural Plasters

We specialize in using locally sourced building elements like clay, straw, lime, stone, and bamboo. Our architecture studio actively replaces toxic industrial materials such as cement plasters and synthetic paints with breathable alternatives like lime plasters, mud renders, and natural oils. These materials are not only fully biodegradable but also regulate indoor humidity and air quality, creating healthier, non-toxic living environments for families and guests.

Overview & Concept

The Brief

This was a full site analysis and investment-grade masterplan for an 800-bigha (128-hectare) agrotourism real estate development at Kamba village, Jalore district, Rajasthan, covering everything from the macro 800-bigha masterplan down to the design of a single 2-hectare unit, budgeting, and applicable government subsidies.


Site Analysis

The site sits in the semi-arid western Aravalli foothills of 350–500 mm annual rainfall, summer temperatures of 40–47°C, and 9–10 sunshine hours a day. We identified the site's biggest constraint early: water. A 6-inch bore tube well at 80–100 m depth, paired with rainwater harvesting and a solar-powered drip irrigation system, was designed to solve this, along with a water softener to handle the area's naturally high TDS groundwater.


Per-Unit Design (2 Hectares / 12.5 Bigha)

Each farm unit was designed around 19 individual elements, including:

  1. A 400 sq ft farmhouse hut built in Compressed Earth Block with an 18-inch thermal wall and thatch roof by staying 8–12°C cooler than RCC construction in 40°C+ summers, with zero AC needed.
  2. A 1.86-hectare Jalore seedless pomegranate orchard (2,000 plants), projected to yield 24,000 kg/year at maturity and ₹14.4–19.2 lakh/year in revenue per unit.
  3. A 4,000 sq ft organic vegetable garden zoned next to an outdoor kitchen for a guest harvest-and-cook experience.
  4. A small millets demonstration garden (Bajra, Jowar, Ragi, Kodo) selling flour at 3–5x the conventional price.
  5. A small dairy shed with 2–4 native Gir/Tharparkar cows, offering a morning milking experience for guests.
  6. Full drip irrigation, rooftop solar (2–3kW), rainwater harvesting (~93,000 liters/cycle), and a caretaker couple's quarter.


Budget, Per Unit

Total project cost of approximately ₹34.9 lakh per 2-hectare unit, reduced to a net effective cost of roughly ₹30 lakh after applicable NHM, PMKSY, and solar subsidies.


Government Subsidy Framework

We mapped seven active government schemes the client can stack simultaneously, including the Rajasthan Rural Tourism Scheme 2022 (100% SGST reimbursement for 10 years, no land-use conversion needed), the National Horticulture Mission (50% subsidy on pomegranate planting), and PM Krishi Sinchai Yojana (55–90% subsidy on drip irrigation).


800-Bigha Masterplan

At full scale, the master plan includes 64 individual 2-hectare farm units plus a 3–4 hectare Central Community Hub, where an organic shopping mall, souvenir shop, weekly open-air food haat, shared cold storage, visitor reception, amphitheater for folk performances, a children's farm play zone, and a community dining hall.


Financial Projections

At full scale, we projected combined annual revenue of roughly ₹13.4 crore/year across all 64 units by Year 3+, against a total development investment of about ₹19.2 crore, which is a payback window of 2–3 years once orchards reach maturity.


Outcome

A phased rollout plan: build one prototype 2-hectare unit first as an investor demonstration model, then scale in phases of 8, 24, and finally all 64 units, by de-risking the investment before committing to full build-out.
